Booking your holiday: By paying the deposit the client acknowledges that he or she agrees to the following Conditions.

• Excepting babies, the number staying in Cob Barn must not exceed four adults and two children;
• the number staying in James's Barn must not exceed five adults.
• You are asked to leave the property in good order.
• We reserve the right to charge for damage or exceptional cleaning.

Payment:  The property can be provisionally reserved for four days. A deposit of one third of the total rent secures the booking. If a deposit is not received within four days the provisional booking will be cancelled. Please make payments by cheque drawn on a UK bank and made payable to A. Wilkinson. The balance of the rent is due fourteen days before the commencement of the period booked. An invoice will be sent at the appropriate time.

Cancellation:  In the event of a cancellation after payment of the deposit the balance of the rent is still payable. We will do our best to obtain a replacement booking and if successful, the deposit will be refunded less any costs incurred in re-letting. We strongly recommend that you take out Holiday Cancellation Insurance.

Non-availability of property:  If for any reason beyond our control, for example fire damage, the property is not available on the date booked all monies paid will be refunded but we shall not be liable to any further claims.
